I consider Section 8 to be recession proof landlording. In many states, Section 8 isnât the best program out there. Florida is VERY investor friendly and bends over backwards to make and keep the investor happy. We also have property managers and rehabbers if needed.

We view as many properties as we have time for. We shoot for 10! We figure CAP rates on each property so you can see if it is a good deal or not. We figure rents for the area and what you can do to maximize rent for each particular property. We access what rehab is needed to make each property marketable. We discuss keeping a rental verses selling to an end user on each property. You will know how to determine if any property, anywhere in the country is a good deal for you or not. And much, much more.
