    The thing that has ketp me a birddog is fear of not finding a buyer after I have drawn up a poor motivated seller. And Fear I will not be able to build a GOOD buyers list.

  5. Only 2 things can happen if you don’t locate a buyer, ask the seller for more time and they give it to you

    or ask the seller for more time and they don’t give it to you and they keep your earnest money.

    what if you don’t find a buyer as a bird-dog? what’s the difference?

    I guess your right Tyrone. Another issue is that I noticed that the Investor/Wholesaler I birddogged for did have some expenses he paid out on. He paid the guys (he was a landlord) mortgage for one month because he did not find a buyer on time. And he had the house inspected for the buyer. Now I no he choose to do those things however I think it helped him sell the deal. Oh ya and my Investor/Wholesaler gave the guy a $100 dollar deposit.

    Yes he was wholesaling it. The motivated seller was a tried landlord and the house was vacant. It was in Baltimore City. A Low Income renters neighborhood. He was actually having problem selling the deal. But he finally found the buyer I told you about though.

  12. WOW TY, you are right! I have got to just do it!
    As a minister, I am quite busy working the ministry! I do see the need though, to add this to my income. It will sure come in handy with the costs of living hitting our churches also! I also think that your mentoring program would be easier on the pocket, if I put together a team of new investors which would make it cheaper for everyone! Thank-you again my friend!
